The building inspector came out today to do a final inspection on the new roof the previous owner had installed as a condition of closing.

The inspector says that our roof is a 1.89/12 pitched roof and has architectural shingles – which require a minimum 2:12 pitched roof.

Even if the contractor can prove that the roof is actually 2:12 pitch and that the shingles are appropriate, he didn’t see evidence of 2 layers of roofing felt or the ice and water shield.

So… the roofer will likely have some work to do.

I appreciate the City of Denver and inspectors, however, for making sure that the consumer is protected and gets a final product that is going to function as intended and required.
